Deal Overview
Swevers Real Estate, a growing presence in Limburg and now expanding into Flemish Brabant, has secured new office premises in the centre of Leuven to accommodate its local commercial team. The lease covers two ground-floor commercial units within a newbuild residential building, located just a short walk from the public car parking Sint Jacob, the beautiful Kruidtuin and the city centre. The location offers both visibility and operational convenience in a highly accessible urban setting.
The sustainable property, owned by Immo Nightingale, an affiliate of KBC Verzekeringen is part of the Hergoensite in Leuven. It was identified by Swevers during their search for a strategic base in Flemish Brabant. Initial interest was sparked by our banner displayed on the building’s windows, and the site was shortlisted alongside other options.
The Introduction
The building offered strong fundamentals, including a strong energy performance rating.
Together with the client, top-tier office spaces were finalised for Swevers, underscoring the asset’s strong appeal in the market.
Value Delivered
Brenda Goethals, senior consultant within our office agency team facilitated the transaction, supporting both parties through a focused negotiation process over several months. During the next months, the space will be prepared to perfectly meet occupier expectations, enabling Swevers to proceed with confidence.
Brenda Goethals: "Swevers had a clear vision for their expansion, and our role was to help translate that into a viable workspace solution. The location, combined with the building’s performance and potential, made it a strong fit.”
Client Impact
Swevers Real Estate is expected to take occupancy around February, following completion of the agreed preparations. The location supports their operational needs and aligns with their strategic expansion into Flemish Brabant.
Why It Matters
"By anticipating occupier requirements and facilitating constructive dialogue, we helped to support Swevers Real Estate’s continued growth in the region.", says Brenda Goethals
