Deal Overview
With the help of Maurits Decap, our Flanders Industrial expert at Knight Frank, Hippocampus Logistics has secured its first Belgian logistics facility. The company leased a 6,030 sq m warehouse at Riyadhstraat 43, Unit 5. The site is strategically positioned along the Belgian–Dutch corridor, offering immediate cross-border connectivity and an ideal platform for scalable growth.
The Challenge
For the first time in years the Flemish logistics market is experiencing (limited) vacancy, creating a complex environment for both landlords and tenants. Aligning expectations between an international newcomer and a Belgian asset manager required balancing incentives, contract duration and technical compliance. The onboarding process demanded clear timelines and risk mitigation to ensure operational readiness.
Value Delivered
Maurits delivered significant value throughout the transaction. He provided detailed market benchmarking and insights on rental levels, helping Hippocampus navigate a shifting market and make informed, future-proof decisions. At the same time, Maurits advised the owner on how to position the asset competitively in the context of rising availability. Maurits facilitated transparent negotiations, clarified technical specifications and delivery conditions, and ensured compliance with local standards. This structured approach reduced onboarding risk and supported both parties in achieving a smooth and successful outcome.
Client Impact
For Hippocampus: a successful first foothold in Belgium, supported by a market-aligned lease.
For Whitewood: securing a reliable international tenant during a period of heightened competition, thereby stabilising income and occupancy.
The Knight Frank view
