Deal Overview
Knight Frank Belgium has advised Brody on the successful letting of space within Paepsem Business Park in Anderlecht, in the south-west of the Brussels-Capital Region.
The transaction comprises 704 sq m of warehouse space, 740 sq m of offices and 30 parking spaces, leased to Jacops, a leading Belgian infrastructure and engineering contractor.
Combining substantial office accommodation with warehouse space and dedicated parking, the property offered a versatile solution capable of accommodating operational, technical and administrative functions within a single location.

Matching a Specific Requirement with the Right Space
Many occupiers today are looking for more than conventional warehouse space. Businesses with field operations, technical teams and administrative functions increasingly require flexible premises that can accommodate a variety of activities under one roof.
The premises at Paepsem Business Park offered a combination that is difficult to source at scale within Brussels: warehouse accommodation, substantial office space and extensive parking within a single business park environment. This made the asset particularly well suited to occupiers such as Jacops, whose activities require a blend of operational, technical and administrative functions.
As a result, the transaction demonstrates that flexible business space continues to attract demand when it aligns closely with occupier requirements.
Bringing Together the Right Parties
Acting on behalf of Brody, Knight Frank Belgium provided leasing advice and transaction support throughout the process.
Knight Frank’s Head of Industrial & Logistics, Didier Delobel, identified Jacops as a strong fit for the property. By understanding both the asset's strengths and the occupier's requirements, Didier was able to secure a successful outcome for all parties.
The transaction highlights the importance of targeted occupier engagement, particularly for assets whose appeal lies in versatility and functionality rather than a single-use profile.
Supporting Long-Term Occupancy
For Brody, the letting secures an established occupier for a versatile mixed-use property, reinforcing occupancy and supporting the long-term positioning of the asset.
Didier's Perspective
“Not every occupier is looking for a traditional warehouse or a traditional office. Here we were dealing with a company requiring a strong combination of both, together with sufficient parking and operational flexibility.
Paepsem Business Park offered exactly that combination, making it a strong fit for the occupier and a successful outcome for our client.”
