Deal Overview
Circet, a leading provider of telecom and energy infrastructure services , has consolidated its two Walloon operational sites (Jumet and Flémalle) into a strategic new dual-site solution supported by Knight Frank.
The result consists of:
- A 2,160 sq m warehouse in the Mornimont zoning area (Province of Namur), complemented by 3,000 sq m of newly built concrete yard for external storage.
- 340 sq m of offices in Fleurus, Rue du Marquis, uniting the teams previously split between Jumet and Flémalle.
The warehouse, owned by LCV (Willy Naessens Group), offers expandable land, enabling the creation of the external storage slab required by Circet. Knight Frank advised and supported Circet throughout both leasing transactions.

The Challenge
Circet’s objective was to centralise and future‑proof its Walloon operational footprint while maintaining the high service standards expected in telecom and energy infrastructure. The consolidation required solutions that could accommodate:
- Significant outdoor storage needs for equipment and materials.
- A tight operational timeline for consolidating two active sites.
- The need for proximity to major mobility axes to maintain service performance for Walloon clients.
- The requirement to identify both an industrial and an office solution that could be executed in parallel.
Value Delivered
As intermediary, Knight Frank’s Wallonia expert, Xavier Constant, brought:
- In-depth knowledge of Walloon logistics submarkets, enabling rapid identification of suitable assets matching Circet’s mixed indoor and outdoor requirements;
- Strategic negotiations with the landlord (LCV/Willy Naessens Group) to secure not only the warehouse lease but also the commitment to construct the additional 3,000 sq m concrete yard;
- Coordinated advisory on both the warehouse and office searches, ensuring consistency across technical, operational and financial criteria.
Client Impact
The consolidation delivers immediate and long-term benefits to Circet’s teams, clients and operations:
- Operational efficiency through the centralisation of teams and materials.
- Improved logistics thanks to a larger, purpose-adapted industrial site with custom-built external storage.
- Better workplace organisation with modernised, unified offices in Fleurus.
- Streamlined costs by replacing two older sites with a more rationalised footprint.
The Knight Frank touch
This transaction illustrates Knight Frank’s ability to advise clients holistically, not only identifying the right properties, but also structuring tailor-made solutions that include landlord works, multi-site coordination and operational planning. For Xavier Constant and the Knight Frank team, it is another example of our commitment to delivering strategic, technical and negotiation-driven guidance that allows clients like Circet to optimise their footprint and support their growth in Wallonia.
For Circet, the project demonstrates its proactive investment in operational excellence, its commitment to supporting customers across Wallonia, and its ambition to strengthen its position as a leading telecom and energy infrastructure partner.
