The transaction highlights the resilience of demand for specialised last-mile logistics space, particularly cold storage, in one of the country’s most supply-constrained markets.

Securing a prime logistics solution at Brussels Airport
Knight Frank Belgium has advised Montea on the letting of a logistics unit at in Brucargo, widely recognised as the epicentre of Belgian logistics.
The transaction covers approximately 2,872 sq m of warehouse space alongside 41 sq m of offices and sees Citéliv, a French sustainable logistics operator, establish a new presence in Belgium. For Montea, the letting underlines that demand for last-mile logistics, particularly specialised formats such as cold storage, remains strong in core locations despite broader market uncertainty.
Located within the Brussels Airport freight zone, the site offers direct access to key transport infrastructure and sits close to major consumer markets, making it well suited to time-critical urban distribution.

A highly constrained market with technical requirements
Brucargo remains one of the most sought-after logistics hubs in Belgium, with very limited availability and sustained occupier demand.
In this context, the challenge was twofold. Not only is supply in the Brussels Airport area inherently constrained, but Citéliv required a unit capable of supporting last-mile cold storage and distribution.
Securing the right fit required a precise match between building capabilities, location and the occupier’s logistics model, all within a highly competitive environment.

With direct access to key infrastructure and end consumers, the location supports efficient and lower-impact last-mile distribution, including temperature-sensitive deliveries. It also strengthens Citéliv’s ability to deploy sustainable logistics solutions in a dense urban environment.
At the same time, the transaction underlines the enduring appeal of well-located, high-quality logistics assets that can accommodate increasingly specialised occupier requirements.
